Sentinel Healthcare Development Partners, LLC (SHDP) is a joint venture managed by Infinity Technology Services, LLC, an SBA-certified Service-Disabled Veteran-Owned Small Business. SHDP combines ITS' federal contracting leadership with the healthcare real estate development experience of its development partner, Nationwide Healthcare Real Estate Advisory & Development (NHRD). Together, we pursue and deliver best-in-class Community-Based Outpatient Clinics and other federal healthcare facilities under the GSA and VHA lease acquisition process.
OUR CAPABILITIES
BUILD-TO-SUIT FEDERAL LEASES
We develop purpose-built outpatient clinics to government specifications and lease them to the VA under long-term GSA and VHA lease structures.
RLP PURSUIT AND OFFER MANAGEMENT
We manage the full Request for Lease Proposals process, including site control, technical submittals, pricing, and compliance with VA program requirements.
SITE SELECTION AND DUE DILIGENCE
We identify and secure sites that meet VA delineated area, access, zoning, environmental, and NEPA and NHPA requirements.
DESIGN AND CONSTRUCTION TEAM DELIVERY
We assemble and manage experienced architect-engineer and general contractor teams with healthcare and federal security expertise.
PROJECT FINANCING
We structure construction and permanent financing through established lending and equity relationships.
FEDERAL COMPLIANCE
We deliver against VA physical security, accessibility, sustainability, and seismic standards throughout design, construction, and occupancy.
